The preliminary contract binds you
The compromesso commits both parties to complete the sale. Registering it in the property registers (Article 2645-bis of the Civil Code) protects the buyer against later claims on the property.
Know how the deposit works
With a caparra confirmatoria, if the buyer withdraws the seller keeps the deposit; if the seller withdraws, the buyer can claim double (Article 1385 of the Civil Code).
Check before you sign
Planning and building compliance, mortgages and other encumbrances, and the condominium's accounts should all be checked before the preliminary contract, not after.
